How much does it cost to pressure wash a driveway in Las Vegas?
A standard two-car driveway is a flat rate, quoted by size rather than measured. Rates are published on the pricing page and the number you see is the number you pay unless the scope changes. Heavier work — never-washed concrete, oil staining, calcium bloom — carries named add-ons rather than a vague upcharge.
What is the white chalky staining on my concrete?
That is calcium and efflorescence from hard water, and Las Vegas has the second-hardest municipal water of any major US metro at roughly 278 ppm. It does not come off with a rinse. Removing it takes an acid treatment and multiple passes, which is a separate line item on the quote.
How often should a Las Vegas driveway be washed?
Most homes land between every six and twelve months. Desert silica re-soils washed concrete two to three times faster than in a humid climate, so the interval here is shorter than national guidance suggests. A recurring schedule is discounted for exactly that reason.
Will pressure washing damage my concrete or stucco?
Not when the pressure matches the surface. Concrete flatwork takes direct pressure; stucco, painted siding and roofing take a soft-wash approach at low pressure with the chemistry doing the work. Using driveway pressure on a house exterior is how siding gets destroyed, and it is the most common failure by an underequipped operator.
Do I need to be home during the service?
No. Exterior work needs access to a water spigot and the surfaces being cleaned. You get a photo record of the completed work either way.
Do you service HOAs and commercial properties?
Yes. Commercial work runs the same equipment on sidewalks, common areas, dumpster and grease pads, drive-thru lanes and parking areas, priced per square foot on a tiered rate against a signed scope. Terms are net-30 rather than payment on completion.

Can you remove oil stains from a driveway?
Usually, though how completely depends on how long the oil has been sitting and how porous the concrete is. Treatment is a degreaser and a hot-water lift, priced as its own line item. Old, deeply soaked staining may lighten substantially rather than disappear, and that gets said before the work starts, not after.
